OMAKASE COUNTER — CONCEPTUAL DESIGN DIRECTION

Quiet materials. Lasting presence.

Natural wood, stone, plaster, linen, and dark metal. Warm pools of light. A reveal screen that marks the transition from arrival to the counter.

The proposed sake bar and dry garden create moments of pause around the meal.

Delivery and design coordination

Building systems

Proposed landlord work includes two new HVAC units and a hot water heater. The LOI identifies 600 amps across two meters; suitability and water/sewer sizes require confirmation. Gas is not available.

Restaurant conversion

Hood, exhaust, odor control, utilities, and the design-to-opening schedule remain under investigation with the landlord and architect. Signage and alcohol service are subject to approvals.

Funding & delivery

The allowance is proposed in 30% / 30% / 40% installments with conditions. The security deposit and guaranty remain subject to landlord review of financials and funding evidence.
